Crack Sealing

Sealing cracks in asphalt is essential to ensuring it's longevity. As seasons change, asphalt expands and contracts with the temperature changes. This, along with subbase conditions, eventually causes the asphalt to slowly fracture at different points creating hairline cracks. As time goes on factors such as water penetration, freeze and thaw cycles, dirt and debris build up, and weed growth in the cracks slowly weakens the asphalts structure causing it to fail. If these conditions aren't prevented it can take years off the life of asphalt. Luckily crack sealing is considered a permanent repair that can last up to 10 years. The hot pour sealer we use meets and exceeds department of transportation and federal standards.

Sealcoating

Sealcoating adds an important extra layer of protection to your paved surface. This coating will fill in any small voids such as hairline cracks as well as protect the asphalt from external degradation. However it won't fill larger cracks where crack sealer is required. New asphalt can be sealcoated as soon as 90 days after it is installed. It can also be used on older paved surfaces after proper prep work is done such as cleaning and sealing cracks. Sealcoating should be done every 3-5 years for the best results.
